Distances are straight-line from each corridor's center, measured on OpenStreetMap data (© OpenStreetMap contributors, ODbL) on Oct 19, 2026, not drive times. Rail and industrial land are what OpenStreetMap maps inside each corridor's analysis circle, which is not an official boundary; OSM's industrial mapping is incomplete, so treat acreage as a floor. Who governs each corridor comes from OSM city limits; confirm a parcel on the county GIS.
Narrowed it to a corridor or two? A licensed agent can tell you what that corridor offers for your use and what it would take.
Ask about a corridor (770) 283-1223How the tests work
Each corridor has a center point taken from OpenStreetMap and an analysis circle of 1 to 5 kilometers. The circle is a measuring convenience, not an official boundary. Distances are straight-line from the center, not drive times. Rail and industrial land are what OpenStreetMap maps inside the circle; its industrial mapping is incomplete, so treat acreage as a floor. Who governs comes from OpenStreetMap city limits.
- Interchange: within 2 miles of an I-985 interchange.
- Inland Port: within 5 miles of the White Sulphur Road terminal.
- Industrial land: 150 or more mapped industrial acres.
- Rail: track mapped near the corridor.
- Hospital: within 3 miles of a Northeast Georgia Medical Center campus.
- Downtown: within 2 miles of the square.
- City: center inside city limits.
- I-85: within 15 miles of the I-985 junction.
A pass is a measurement, not a recommendation. Before you rely on a corridor, look up the parcel on the Gainesville-Hall County GIS viewer and ask for a zoning verification letter.
Roads, rail lines, city limits and Lake Lanier from OpenStreetMap. Numbered pins are corridor centers (an analysis point, not a boundary), the Inland Port reference point on White Sulphur Road, Lee Gilmer airport and the two NGMC hospitals. A planning map, not turn-by-turn directions, and not a zoning map.

The twelve corridors
Every distance in this section is straight-line from the corridor’s center, not a drive time.
Downtown Gainesville (the square)
City of Gainesville. GA 60, GA 369 and US 129 Business meet around the square, with the Hall County Courthouse at 225 Green Street SE. It is 1.6 miles from Exit 22 and 0.7 miles from the hospital, with no rail or mapped industrial land. Office, retail and medical uses score here; see downtown and Midtown.
Midtown Gainesville
City-led; its analysis circle also takes in unincorporated land. The Amtrak station is at 116 Industrial Boulevard, Norfolk Southern and CSX track run within 0.6 miles, and about 236 acres are mapped industrial. It passes every test except the port and I-85.
NGMC medical district
City-led, around Northeast Georgia Medical Center Gainesville at 743 Spring Street NE. It is 0.7 miles from the square, 1.5 miles from Exit 22 and 4.6 miles from the port. The natural fit is medical office; see the office guide.
I-985 north end (Exits 22 and 24)
Center in unincorporated Hall, edges in the city. It is 1.1 miles from Exit 24 and 4.0 miles from the port, with rail and about 336 mapped industrial acres. The chamber’s 2012 report names Interstate Ridge Business Park at Exit 22. It fails only the city and I-85 tests.
GA 365 and the Inland Port
Center in unincorporated Hall County; its analysis circle also takes in City of Gainesville land. It sits at the port with rail and about 430 mapped industrial acres, but at 2.9 miles from Exit 24 it misses the interchange test. Full detail is on the Inland Port page.
City airport and Exit 20
City-led, around the city-owned airport:
The City of Gainesville says Runway 11/29 is 4,001 feet long and Runway 5/23 is 5,500 feet long with an approach lighting system (MALSR) and instrument landing system (ILS). (City of Gainesville, checked Oct 19, 2026)
Exit 20 is 0.8 miles away, Norfolk Southern and CSX track run nearby, and about 531 acres are mapped industrial. The port, 6.9 miles off, is the one warehouse test it fails; see the industrial guide.
West Gainesville: Dawsonville Highway and Browns Bridge Road
City-led. It includes the Lakeshore Mall site, where WSB-TV reported a mixed-use rezoning approved in 2025, and the county government center on Browns Bridge Road. It is 2.4 miles from Exit 22, so it misses the interchange test; see retail space.
Thompson Bridge Road and North Hall
Unincorporated Hall, where GA 60 meets GA 136. At 6.3 miles from Exit 24 with no mapped rail or industrial land, it passes none of the tests.
Oakwood (Exits 16 and 17)
Center in the City of Oakwood. The University of North Georgia Gainesville campus, off Mundy Mill Road in unincorporated Hall County per OpenStreetMap, has more than 7,000 students. It is 0.9 miles from Exit 16, with Norfolk Southern track and about 185 mapped industrial acres.
Flowery Branch (Exits 12 to 14)
Center in the City of Flowery Branch, around the Falcons headquarters at 4400 Falcon Parkway. It is 0.4 miles from Exit 14, has the most mapped industrial land of the twelve (about 558 acres) and is 12.9 miles from I-85. See Oakwood and Flowery Branch.
South Hall: Braselton and Buford edge
Center in unincorporated Hall, next to the Town of Braselton, and partly outside the county. NGMC Braselton is a 236-bed hospital. It passes the hospital and I-85 tests (12.3 miles) and little else.
Lula and Clermont (GA 365 north)
Unincorporated Hall and the City of Lula, partly outside the county. Norfolk Southern runs through Lula. At 5.0 miles from the port it falls just outside the port test, and Exit 24 is 7.6 miles away. See the county edges page.
What Corridor Fit cannot tell you
It does not know what is for sale, what a parcel is zoned, or whether sewer reaches it. Those answers come from the parcel record and the right government. Use the zoning guide to find who decides, the rezoning calendar for dates, and the land guide if you plan to build.

Questions people ask
Where does I-985 become GA 365?
North of Exit 24. The ramps onto northbound I-985 there are signed for US 23 North / GA 365 North toward Clarkesville and Cornelia, per OpenStreetMap signage tags.
Source: OpenStreetMap, checked Oct 19, 2026
Are the GA 365 crossings north of Gainesville interchanges?
No. North of Exit 24, GA 365 is mapped as an at-grade highway; the White Sulphur Road crossing, for example, is a signalized intersection, not an interchange.

Who runs rail service in Hall County?
The Greater Hall Chamber lists Norfolk Southern, CSX Transportation and Amtrak as rail providers in Hall County.
Source: Greater Hall Chamber, checked Oct 19, 2026
How do I find out who governs a parcel in a Hall County corridor?
Gainesville-Hall County GIS is a partnership of Hall County and the cities of Oakwood, Flowery Branch and Gainesville. Look the parcel up there, then confirm with that government's zoning verification letter.
Source: Gainesville-Hall County GIS, checked Oct 19, 2026
Which Hall County corridors have the most industrial land?
In Corridor Fit's OpenStreetMap measurements, Flowery Branch (Exits 12 to 14) has about 558 mapped industrial acres and the airport and Exit 20 area about 531. OpenStreetMap's industrial mapping is incomplete, so these are floors, not inventories.

Is Hall County a Metropolitan county for regional impact review?
Yes. Georgia DCA's DRI tier map shades Hall County as Metropolitan, so the Metropolitan Tier thresholds apply to large projects here.
