This calendar shows when a commercial rezoning could be heard in Hall County, from each body’s own published schedule. Pick the jurisdiction and the date your complete application could be filed, and the planner finds the next deadline and the hearings it feeds. If you are not sure which government holds the parcel, run the five-minute jurisdiction check first.
How to read the schedules
Each row runs left to right: the filing deadline, the first hearing (where a board hears the case and recommends) and the final hearing (where the governing body decides). A deadline is the last day a complete application can make that cycle. It is not a hearing.
- Unincorporated Hall County. The county reinstated its Planning Commission effective November 1, 2026, with its first meeting on Monday, November 2, 2026 (Hall County). Its schedule is titled proposed and tentative, and the 2027 Board of Commissioners dates are printed as tentative (Hall County schedule). Staff have 15 days after each deadline to review for sufficiency, and an incomplete application gets no agenda date. The schedule prints one board date as Thursday, February 1, 2027, but that date is a Monday: confirm it with Planning and Zoning at 770-531-6809.
- City of Gainesville. The city publishes no Planning and Appeals Board filing-deadline calendar online. Its calendar lists board meetings on Tuesday, November 10 and Tuesday, December 8, 2026, at 5:30 p.m. (City of Gainesville), and City Council acts at a later meeting on its adopted calendar. Call Community and Economic Development at 770-531-6570 for the closing date.
- Oakwood. Each case runs from a completed-application deadline to the Planning Commission and then two City Council readings. The commission does not meet in December (Oakwood 2026 schedule).
- Flowery Branch. No planning commission or deadline schedule is published online. City Council meets the 1st and 3rd Thursdays at 6 p.m. (Flowery Branch); ask Community Development which meeting a complete application would reach.
After the decision
In Hall County, the Planning Commission takes final action on variances and conditional uses unless they are appealed (Hall County Planning Commission), and an appeal of a Board of Commissioners zoning action goes to Superior Court within 30 days under Georgia’s Zoning Procedures Law (Hall County). Hearing dates can move, so treat every date here as the body’s published plan and call before you rely on it. To see what each application needs, read the zoning and permitting guide; for land deals, the commercial land guide.
